As a seasoned Senior Property Accountant, you will take ownership of the comprehensive financial management and accounting functions for a designated portfolio of properties. Your key responsibilities will include upholding the precision and reliability of financial records, delivering insightful analyses, and providing crucial support for strategic decision-making.
Key Responsibilities:
- Assume full responsibility for the complete accounting cycle for assigned properties, encompassing accounts payable, accounts receivable, and general ledger entries.
- Independently manage monthly reconciliations of bank statements, subsidiary ledgers, and all balance sheet accounts.
- Develop, analyze, and report on property-level budgets, forecasts, and variance analyses, offering clear explanations for deviations.
- Proactively monitor and manage rental payments and tenant accounts, including accurate invoicing, rent escalation application, and effective collections management.
- Accurately calculate and process all property-related expenses, such as operating costs, capital expenditures, and tenant recoveries, ensuring compliance with lease agreements.
- Collaborate effectively with property managers, leasing professionals, and other relevant stakeholders to guarantee the timely flow of accurate financial data.
- Establish and maintain well-organized financial records and supporting documentation in accordance with best practices.
- Identify, recommend, and implement process enhancements to optimize efficiency and accuracy within the accounting function.
- Prepare insightful financial analyses and reports to directly support property management's strategic and operational decisions.
Professional Qualifications:
- Bachelor's degree in Accounting, Finance, or a closely related discipline.
- A minimum of 5 years of demonstrable and progressive experience specifically within property accounting or the broader real estate accounting sector.
- Proven proficiency in relevant accounting software (e.g., Yardi, MRI, SAP) and advanced competency in MS Excel.
- Exceptional analytical, problem-solving, and organizational capabilities, with a track record of delivering accurate results.
- A strong commitment to detail and precision in all aspects of financial management.
- Excellent verbal and written communication skills in both French and English, complemented by a good command of Dutch to facilitate effective stakeholder interactions.
- Demonstrated ability to work autonomously and collaboratively within a team environment.
- Familiarity with local real estate regulations and practices is considered a significant advantage.
